This half-semester course introduces and surveys a selection of cutting-edge topics in the field of real estate finance and investments. The course follows an informal “seminar” format to the maximum degree possible, with students expected to take considerable initiative. Lectures and discussions led by the instructors will be supplemented by several guest speakers from the real estate investment industry, who will present perspectives on current trends and important developments in the industry.
A Real Estate Agent meets with clients and sells homes. They may also train other agents to sell homes. A high school diploma or GED is required but no college is needed. In the state of Utah 120 hours of certification are required. There is no salary as a realtor it is completely commission based, which can vary from small to very large. The course strives to offer understanding of the theory of finance and its relation to the history, strengths and imperfections of such institutions as banking, insurance, securities, futures, and other derivatives markets, and the future of these institutions over the next century.

Examines the role that courts and grassroots groups play in shaping public policy, at the global level and in selected countries. Primary focus on the impact of the relationship between courts and grassroots activism, on current issues like trade, environmental regulation, and human rights enforcement. In addition to recent international public policy institutional processes including the World Trade Organization and the World Bank, case studies from key countries like the US and India are examined. Introduction to theoretical frameworks from legal and social movement theories applied to court opinions, legislation, treaties, law-related articles, and policy-oriented materials.

Some background is also included in basic modern portfolio theory and equilibrium asset pricing. Concepts and techniques for analyzing financial decisions in property development and investment. Topics: leasing and property income streams, pro forma analysis, equity valuation, tax analysis, options, risk, and the financial structuring of real property ownership. This course is an introduction to the most fundamental concepts, principles, analytical methods and tools useful for making investment and finance decisions regarding commercial real estate assets. As the first of a two-course sequence, this course will focus on the basic building blocks and the "micro" level, which pertains to individual properties and deals (as distinguished from the "macro" level that pertains to portfolio and investment management considerations - the macro level will be covered in 11.432 next spring). While we will touch on real estate development in this course, we will focus here on "stabilized" (fully operational) income properties. (Financial analysis of real estate development will be covered in more depth in 11.432.) Our perspective will be that of so-called "institutional" real estate decision-making (e.g., pension funds, REITs, banks, life insurance companies), regarding large-scale commercial property. At this level it is important to integrate the perspectives of "Wall Street" (the mainstream securities investments and corporate finance establishment) and "Main Street" (local, traditional real estate business community). This requires a treatment of real estate investment rigorously integrated with, and built upon, the modern corporate finance and investments perspective as taught, for example, in the Brealey-Myers text in the Sloan introductory finance theory curriculum. However, a key objective of this course is to recognize the unique features of real estate that distinguish it from so-called "mainstream" securities investments and corporate finance.

This course is an introduction to the analytical tools that support design and decision-making in real estate and infrastructure development. There is a particular focus on identifying and valuing sources of flexibility using “real options”, Monte-Carlo simulation, and other techniques from the field of engineering systems. This course integrates economic and engineering perspectives, and is suitable for students with various backgrounds. It serves to provide useful preparation for thesis work in the area. The course applies the approach to the design and phasing of a mega infrastructure real estate project.
